Vacating – Final Inspections

To help you return the property in good condition and support a full bond refund, we carry out three inspections as part of the vacating process. These inspections give you the opportunity to resolve any issues before your bond is processed.

1. Pre-Final Inspection

When: A few days before your move-out date

Duration: Approximately 15 minutes

Attendance: Optional, but recommended

This is a short walkthrough designed to:

  • Discuss any concerns you’ve noticed

  • Identify areas that may require further cleaning or attention

  • Help reduce the chance of unnecessary bond deductions

We recommend attending this inspection if possible, as it gives you a fair opportunity to address any issues in advance.

2. Key Collection & Basic Inspection

When: On or shortly after your move-out date

Duration: Approximately 20 minutes

Purpose: To check overall cleanliness and general presentation of the property

After moving out, we’ll complete a basic inspection. If any areas still require attention, we’ll provide feedback and allow up to 24 hours for you to resolve them.

Once the property is in satisfactory condition:

  • You return all keys, access cards, and remotes

  • The tenancy ends, and rent will no longer be charged after that day

3. Final Inspection

When: After keys are returned and all work (if needed) is completed

Scope: Comprehensive review comparing the property to your ingoing inspection report

This final inspection includes:

  • A full photographic and virtual scan of the property

  • Comparison with your original entry condition report

  • A copy of the report sent to you and your landlord

Please allow up to 48 hours for this report to be finalised.

If we identify:

  • Outstanding issues previously discussed: we will proceed with arranging a contractor, as you have already had the opportunity to resolve these.

  • New concerns: we will contact you to discuss next steps.

Important Notes

  • Rent continues until all keys are returned and required work is completed

  • You are not required to attend inspections, but it is encouraged

  • A copy of your ingoing condition report and virtual scan will be provided (via Matterport or email)

  • We aim to be transparent and fair throughout the process

Frequently Asked Questions – Final Inspections

Do I need to attend the inspections?

No, attendance is not required, but it is recommended — particularly for the Pre-Final Inspection, as it gives you an opportunity to clarify expectations and reduce the chance of bond deductions.

Will I be charged rent after I’ve moved out?

Yes, rent continues until all keys and remotes are returned and any outstanding cleaning or maintenance is completed. Once the property is returned in acceptable condition, rent charges will stop.

What happens if I disagree with the final inspection findings?

If you disagree with anything noted in the final inspection, please contact us immediately. If an agreement can’t be reached, the matter can be reviewed through the Tenancy Tribunal.

Can I fix any issues after the Key Collection & Basic Inspection?

Yes. If we identify anything during that inspection, you’ll have up to 24 hours to address it before the Final Inspection takes place.

How long does the final inspection report take?

The final report is typically completed a day or two after you vacate, and is shared with you and the landlord within 48 hours of the inspection.
