Vacating – Rent Payments & Rent In Advance

Rent Payments – What You Need to Know

Before vacating, it’s important to understand how your final rent payments will be calculated and when they are due.

Rent is payable until keys are returned

Tenants are responsible for rent payments up to and including the day all keys, remotes, and access cards are returned. If any cleaning or repairs are required after keys are returned, rent may continue until this work is completed.

To avoid additional costs, we recommend:

  • Starting your move early

  • Booking cleaners or tradespeople in advance

  • Leaving the property in a clean and tidy condition

Final rent amounts

You will receive a statement confirming your total rent owed up to your final day. This amount:

  • Must be paid using your regular payment method

  • Will not be deducted from your bond

Please ensure your rent is up to date before moving out.

Clarifying “Rent in Advance”

We understand that “rent in advance” can be confusing. Here’s what it really means:

  • Rent is always paid before the period it covers.

  • Regular rent payments give you the right to occupy the property for the upcoming week(s).

  • This does not mean you’ve prepaid the end of your tenancy.

If you are unsure about your payment cycle, please refer to your tenancy summary or contact our office.

Automatic Payments and Direct Debits

Depending on your payment method:

If you pay via Automatic Payment or Work & Income:

  • Please cancel your payment once your final rent has been paid.

  • If an overpayment occurs, we will refund the difference after your tenancy ends.

If you pay via Direct Debit (Ray White Payments):

  • Your final rent will be processed automatically.

  • Once the final amount is paid, we will close your direct debit account.

Please check your bank settings and notify us of any changes.

Frequently Asked Questions – Final Rent Payments

Do I still have to pay rent if I hand back the keys early?

Yes. Rent is charged until all keys and remotes are returned, and the property is left in acceptable condition. If additional work is needed, rent continues until this is resolved.

Can my final rent be deducted from the bond?

No. Your bond is held separately and cannot be used for rent payments. It is only refunded once all tenancy obligations are fulfilled.

What does ‘rent in advance’ actually mean?

“Rent in advance” means your rent is always paid before the time it covers. It does not mean you have paid for the final weeks unless agreed separately. Every rent payment entitles you to stay for the next rental period.

What happens if I accidentally overpay rent?

If you overpay through automatic payment or Work & Income, we will refund the excess amount after your tenancy ends and the final account is settled.
