Do you want to know how to increase your chances of securing a rental property?

Applying for a rental property can be a competitive process, but with the right approach, you can increase your chances of securing the perfect place. Below is a step-by-step guide to help you apply for a rental property with Ray White Gisborne, along with some valuable tips.

Know Your Needs

Before you start your search, determine your requirements. Consider the type and size of the property you need, preferred school zones, and whether the property needs to be pet-friendly. Websites like trademe.co.nz and realestate.co.nz allows you to save your search criteria and receive email notifications for properties that match your preferences.

Read Property Listings

Each of our property listings contains detailed information about the property. It’s essential to read these details thoroughly to ensure the property meets your requirements. Our listing includes a virtual tour that helps you virtually walk through a property to confirm if this property is suitable.

Be Selective

In a competitive rental market, it’s crucial to be selective when applying for properties. Avoid applying for every available property online, as this can increase our team’s workload and make it challenging to determine if a property suits you.

Be Prepared

When filling out an application, you must provide various documents and information for references, background checks, and credit checks. Have the following ready:

Your contact information.

    • Photo ID (NZ driver’s license, valid passport, birth certificate etc.)
    • Current and Previous residential addresses and Landlord/Property Manager’s contact details
    • Details of current property (rent amount, time at the property, the reason for leaving, etc.)
    • Written Reference letters from current and previous Landlord/Property Managers
    • Current and Previous employer’s contact details
    • Details of current employment (income amount, time at the job, etc.)
    • Written Reference letters from current and previous employers
    • Contact details for your personal and professional referees
    • Pet references from past or present landlords
    • And anything further you wish to provide (Visa Details, Confirmation of business ownership, proof of property ownership, etc).

Make Yourself Memorable

Provide information about your family, pets, hobbies, and why the property is an excellent fit for you. While you don’t need to write a novel, sharing a few sentences that paint a picture can be beneficial. Upload an application profile picture; this helps us remember your application. If you have pets, consider creating a Pet CV and including photos, as this can make your application stand out.

Viewings – Be Punctual

When attending property viewings, be on time. Property Managers may have tight schedules, so arriving promptly allows you to have more face time with them and thoroughly inspect the property. Late or missing the viewing often lessens your chances of securing a property.

Be Honest and Genuine

It’s essential to be upfront and honest in your application and interactions with the Property Manager. Include critical information in your application to avoid surprises during background checks (i.e. historic credit issues, tenancy terminations). Being upfront about this will stand out before we uncover these surprises during our background checks. Honesty is vital to building a good relationship with the Property Manager and Ray White.

By being well-prepared with a comprehensive and error-free application, along with all the required supporting documents, you significantly enhance your chances of securing your desired property in competitive markets.

If you have questions or need assistance with your application, don’t hesitate to contact our friendly team at Ray White Gisborne. We’re here to help you through the process.

Good luck with your search!
