Vacating Your Rental

1. Giving or Receiving Notice

Periodic Tenancy:

  • If you are on a periodic tenancy, you must give at least 21 days’ written notice to end your tenancy.
  • Notice can be given on any day of the week, and the tenancy details and the intended vacate date must be specified.
  • If your landlord gives you notice, they must provide a valid reason, and the notice period will depend on the circumstances.

Fixed-Term Tenancy:

  • Fixed-term tenancies automatically end on the agreed end date, but notice is still required.
  • If you wish to end a fixed-term tenancy early, this must be mutually agreed with your landlord and will involve additional steps.

2. Planning Your Move

Once notice has been given or approved, it’s important to start preparing early:

  • Rent Responsibility: You are responsible for paying rent until the keys and any security remotes are returned.
  • Packing: Packing often takes longer than expected. Start early to avoid last-minute stress and to minimise the risk of additional costs.
  • Property Viewings: Your property manager will arrange viewings for prospective new tenants. We understand that some disarray is natural while packing; however, we ask that you maintain the property in tidy and presentable condition during this period.
