Vacating Your Rental

At Ray White Gisborne & Wairoa, our goal is to make moving out as smooth and stress-free as possible.

Whether you’re ending a periodic tenancy or reaching the conclusion of a fixed-term tenancy, here’s what you need to know to keep everything on track.

1. Giving or Receiving Notice

Periodic Tenancy

•You’ll need to give at least 21 days’ written notice to end your tenancy.

•Notice can be given on any day of the week—just be sure to include the tenancy details and your intended vacate date.

Fixed-Term Tenancy

•Fixed-term tenancies automatically end on the agreed end date, but notice is still required.

•If you wish to end a fixed-term tenancy early, this must be mutually agreed with your landlord and may involve additional steps.

•For guidance on ending a fixed-term early, please get in touch with your property manager directly.

2. Planning Your Move

Once notice has been given (or agreed), it’s time to start preparing:

Rent Responsibility – You remain responsible for rent until the keys and any security remotes are returned.

Packing – Packing often takes longer than expected. Start early to avoid last-minute stress and unexpected costs!

Property Viewings – Your property manager may arrange viewings for prospective new tenants. We understand that some disarray is natural while packing, but please keep the property tidy and presentable during this period.

3. Important Next Steps

After your notice to vacate is received, your property manager will send you three separate emails to guide you through the process. Each email will focus on a key area:

Frequently Asked Questions

1. How do I return my keys and security remotes?

Your property manager will arrange a time to meet you on-site or in the office to collect the keys. Please hand all keys, remotes, and access cards to your property manager at this time. A helpful envelope will be provided at your Pre-Final Inspection. Rent continues to be charged until everything is returned, so aim to return them promptly.

2. When will I get my bond back?

Once the final inspection is complete and the property meets the agreed condition, we’ll lodge the bond refund with Tenancy Services. Allow around 10–20 working days for the payment to show in your account.

3. What if I need to move out earlier than planned?

If you’re on a fixed-term tenancy and want to leave early, contact your property manager as soon as possible. An early release must be mutually agreed upon and may involve additional steps or costs.

4. Do I need to clean the property professionally?

You don’t have to hire professionals, but the property must be returned in a reasonably clean and tidy condition. Cleaning guides and tips are included in the Ray White Tenant Guide to help you meet the standard.

5. Can I be present at the final inspection?

Yes. While it’s not required, we encourage tenants to attend so you can discuss any questions on the spot.

6. What if I realise I forgot something after moving out?

Contact your property manager right away. If the item is found during the final inspection, we’ll arrange a time for you to collect it or discuss next steps.

7. What happens if something is damaged or needs repair before I leave?

Let your property manager know as soon as possible if you notice any damage or maintenance issues. Some repairs may be your responsibility, while others fall under the landlord’s obligations. Addressing these early helps avoid delays with your bond refund.

8. Can I schedule my Pre-Final Inspection earlier?

Yes. We try to conduct your Pre-Final Inspection at least 5–10 days before your vacate date. This gives you time to address any minor issues (such as touch-ups) and ensures the final inspection proceeds smoothly.
